Make sure every room it’s clean, if you have carpets clean them or hire a carpet cleaner service to do it for you. Paint condition? If it needs to be repainted please do it in white, off-white or light cream warm colors. Any water leaks? Fix them, any stains of old water leaks on ceilings? Fix them and repaint your ceilings. How it’s the kitchen condition? All the appliances are working? If they don’t, fix them if you know how, or call a service technician to fix them for you or replace them for working ones. How it’s the bathroom/s condition? Make sure that there are no leaks and they look clean. Remove any big furniture that makes your living room or bedrooms look smaller. Remove most of the family pictures from walls. Remove clutter. Make sure the lawn looks great; plant some flowers by the front of your house. Remember you want your house to look its best to attract more buyers and higher offers. The second P its Price Make sure that you price your property according with its real market value. I know that home owners love their properties because they have so many memories and it has a great emotional value for them. I’m a home owner too and I understand how you feel. But buyers pay market value not emotional value. So the closer that you price your property to its market value, the more buyers it will attract and the faster it will sell. Your real estate agent can help you to calculate the market value of your property, using a comparative market analysis. Your agent will pull the records of the properties that sold in your neighborhood in the last 3 to 6 months to calculate the market value of your home. The third P its promotion Your real estate agent will take care of this last P (promotion). Making sure that you home gets the best exposure to buyers, putting your property in the MLS, promotional outlets in the internet, doing open houses for buyers and for other real estate agents and placing street signs.
