When it comes time to build a home or to make changes to your existing home, home contractors are quite useful. Since these are big changes, not everyone has someone on speed dial that they can call up and contract to build a home for them. For this reason, it is important to do a little planning and preparation before signing on the dotted line.

Follow these important steps when you are looking for home contractors:

Find Referrals

There are many ways you can find the contractor to complete your project. The easiest way is to talk with your friends and family. You can ask in person or put a post out there in the social media world to get more opinions.

Another option is to look online. Many consumer review websites can be quite helpful with both positive and negative reviews.

Conduct Interview

Once you have gotten the names of a couple home contractors, you will want to start talking with them. Ask them questions and get as much information as you can about your upcoming project. Some questions you might ask: * How many years have you been in the home contracting business? * How many projects have you completed like mine? * Do you have a list of referrals? * Do you have the proper licenses and insurance?

These questions are some examples, and you will likely come up with more on your own.

Use Caution

While searching for your home contractor, there are some red flags you should watch out for. For instance, if a contractor offers a bid extremely lower than the others do, it could be because he is using cheaper materials or will not do a job that is as thorough. This could end up costing you more in the end.

Other red flags you may encounter: * Cash only payment * Large payment needed upfront * No physical address for home contractor

Make a Choice

After talking with several contractors, you should start to narrow down your choices. Look over any references and find out if the projects were completed in a timely manner. Also find out about the quality and the budget of the project.

You can also do background checks on any contractor by visiting the Better Business Bureau website. Check with your local government agencies and find out if the home contractors have the proper licensing and are allowed to apply for needed permits.

It's also a good idea to talk with any contractor a second time before making your final decision. Get everything in writing, as well. This will help compare things side-to-side.

Sign on the Dotted Line

After you have had time to research, question, and consider everything you have learned, it is time to finalize the deal.

You will want to make sure there is a formal contract to keep you protected. The contract should contain the start date and completion date. It should contain a payment schedule. It is typical to pay one third at the beginning, a third in the middle, and the final third once you are pleased with the job.

Building a home or making changes to your existing home can be quite exciting. Just make sure your excitement remains by doing the initial planning it takes to find a reliable home contractor.
