A licensed conveyance is a solicitor who specialises in attending to all the legal matters to do with buying and selling properties - this includes both individual houses, flats and other homes and also commercial premises. The conveyance will draw up and process all the paperwork to do with transactions such as mortgages and leases and ensure that parties sign these at the appropriate times. They should be able to answer their clients' queries or concerns using non-technical language since some people find legal documents difficult to understand. The duties of a licensed conveyance will usually include: • Taking instructions from a client regarding a sale or purchase of a property (or a lease) • Informing clients of all the necessary costs and fees involved in the process of buying or selling • Order title deeds and land registry documents and check these thoroughly • Liaise with the buyer/seller's solicitor with regard to timeframes and points about the sale or purchase • Set up the necessary solicitor searches to do with the property which will include such things as whether the property has ever been flooded, whether the council has any proposals in place which may affect the property in the future, and whether the property has suffered from structural damage • Liaise with the buyer's estate agent • If the property is to be leased communicate with the landlord re changes to the lease • Finalise the sale by getting the two parties to sign contracts - prepare for exchange of contracts and arrange for monies to be transferred • Pay Stamp duty and Land Tax • Provide buyers with HIPs (Home Information Packs) The job requires a great deal of organisational skills and these types of solicitor will spend a lot of time on the telephone to various clients and relevant parties. The work is primarily office based with no real need to visit clients - however clients may need to visit them to sign the contract. The job has recently become much more computer based and conveyancers use software packages which make the job a lot easier.
