Getting your Contractor to design a Raised Level on your Cape Cod home offers a lot of advantages. First lets realize why many people are converting their cape cod and building a new raised level above. A Cape Cod home (plenty of people call it a “cape”) usually has two bedrooms on the main floor. Also you will find the kitchen, dining room and bathroom.. When you open the front door a staircase going upstairs lies right in front of you even though some capes have the staircase located near the kitchen near the center of your home. RAISED LEVEL RECONFIGURATION The concept of building your raised level is to increase create more floor space that already exists in your top floor but is limited from the low ceilings and small knee walls. The low ceiling height and two knee walls limit the functionality of the existing top floor inside the cape. Remember the 4’ knee walls are built inwards coming out of the front and back wall often a minimum of four feet. This will create dead space and typically is a tiny storage area that may be hardly accessible. There are various Raised Level floor layouts that can be customized for your home. With a new raised level, the existing top floor would be completely removed to the existing second floor flooring. Then an entirely new top floor would be built. Each home layout is incredibly unique. Your contractor will customize this new layout while using all the square footage that your house has. Your home improvement contractor should design the new layout making sure that floor plan will accommodate at least three bedrooms and one full bathroom. Also think about a cathedral ceiling with recessed lighting included in the master bedroom. A Jack and Jill door within the standard bathroom is also an exceptionally common option. A jack and Jill door is a second door right into the bathroom. The second door should go from the master bedroom into the bathroom. The very first capes literally had little closet space. The first floor bedrooms had 2' x 2' closets if you would like call them that. When you design your raised level, the master bedroom should have a walk in closet. If room allows, try to incorporate his/her separate walk in closets. The remaining standard bedrooms can also have larger than normal closets. Each containing over sized bi-fold door entry, enabling for full comfortable access to shelving and or hung garments. Included in the hall, if it is possible make an attempt to install a linen closet close to the new bathroom locations. DON'T FORGET YOUR NEW ATTIC The original capes had low ceilings which were built along the actual roof rafters on the slope of the cape roof. This usually meant that the cape had little or no attic. Your new raised level will provide a large spacious attic for you to use in many ways. Raised Level packages should all include an attic access drop down stair entry. Simply pull down on the chord and a folding stair unit will collapse and provide you with access to the attic. Lift the stairs up and this folds back into the ceiling. This attic serves several purposes. Typically the new furnace components are created in just a attic neatly tucked away. Also, the attic could be used for additional storage. Ensure that your builder provides lighting and the necessary electric for your attic. In several areas this is often mandatory as a way to meet code requirements.
