Selling your house can be a tricky business, especially if you’re keen to secure a quick house sale. It’s important to get your property looking its best in order to attract buyers, but you also need to be sensible about how much money you spend on a property you’re planning to move out of in the next few months. Our top tips will help you to attract buyers without blowing the budget!

First impressions count: It’s estimated that a potential buyer decides whether to buy a property within the first 20 seconds of walking through the front door, so first impressions are of upmost importance! It can be difficult to view your own property objectively, so you could consider asking honest friends or family members for their feedback on areas they think you need to address before putting your property on the market. Consider how attractive the exterior of your property is; does it appeal to your target market? If you’re hoping to appeal to young families try to make the most of any outdoor space, making sure it looks safe and useable, but if you’re hoping to attract young professionals ‘neat but low maintenance’ is probably the look you want to go for. You’ll be surprised how much of a difference a few inexpensive potted plants can make in refreshing the external appearance of your property and helping it to look inviting and cared for.

A lick of paint can make a world of difference: A fresh coat of paint is one of the cheapest property jobs you can do, but one that makes a huge impact. Clean lines and neutral colours can be brightened up with inexpensive accessories which add a feeling of warmth to the property without being too intrusive. It’s important to make sure any decorating is done well; if you don’t have the skills, it’s better to get the professionals in – there’s nothing worse that wonky edges and a bad finish if you’re try to attract buyers.

Look down: Flooring can make a huge impact on the saleability of a property. Ensure any damaged flooring or heavily worn carpets are replaced before the property is placed on the market; it may be possible to just replace a small section to keep the costs down, but make sure it’s done well.

A Kitchen is the heart of the home: It is said that a kitchen has the power to make or break a house sale, so if your kitchen is looking a bit worse for wear you may be feeling under pressure to do an entire kitchen re-fit, but it’s a financial outlay that you’re very unlikely to make back in the price you achieve for the property. Instead, a better option can be to do a kitchen makeover, just replacing and updating some key areas. Tiles and worktops can be fairly easy, and relatively inexpensive to replace when compared to a whole kitchen refit, and cupboard doors can be updated with paints readily available from any DIY store. Again, if you don’t have the skills or the time to do this level of work, it’s the sort of job any decent handyman should be able to take on for a fraction of the cost of a new kitchen.

Remember, cleanliness is next to godliness: Untidy and unclean properties are the biggest turn off of all. Potential buyers will not necessarily expect your house to look like a show home, but they will expect it to be clean and tidy. Many potential buyers can see past a less than ideal layout or décor that’s not quite to their taste, but few will be able to shake the feeling that they get from walking into an unclean house. If you know you’re hoping to put your house on the market in the coming months, take time to do a deep clean and declutter, one room at a time. This will not only give you a good base to work from in terms of keeping on top of the cleaning, it will also reduce the amount of clutter you take with you when you move and leave your property feeling lighter, brighter and larger in time for potential buyers to come and do viewings.
