51. Residential Rental Outlook August 2018
August 13, 2018
LOS ANGELES, CA. Currently the most important development to residential rental investments has been the ebb and flow of trade tensions, with the US administration unveiling the final list of Chinese goods that will be subject to 25% tariffs. The US is imposing tariffs of around USD 50 billion on imports from China. China has responded firmly, releasing its own list of retaliation tariffs – also worth approximately USD 50 billion. President Trump responded to China’s retaliation by threatening to impose tariffs on a further USD 200 billion of Chinese imports. China in turn threatened to ret... (read more)

53. REAL ESTATE OUTLOOK MAY 2018
May 21, 2018
LOS ANGELES, CA. Recently, we have seen a cyclone of economic and political news and developments that has affected the real estate industry. Overall, these developments have created somewhat higher downside risks. Growth and inflation data over the last month have not come up to our forecasts. In our view, the mixed data suggests a temporary pause in growth. Lower inflation data could indeed imply slightly higher labor costs and perhaps the continuation of a Pollyanna outcome.
The Federal Government is moving ahead with monetary tightening. Several risks are rising, in our view. Firs... (read more)

When it comes to planning corporate events, food can mean make or break. Providing food is important to showing hospitality to guests, especially when they’re company employees. Sharing a meal together is also an ideal setting for employees to build relationships with one another.
Provide too little food, and people are left hungry. Provide too much food, and you’ve spent more money than you needed. And of course, quality of food is essential to the success of an event. When providing food for large numbers of people, like at company parties, hiring a caterer is hands down the easiest op... (read more)

56. How to know when to invest in "that new thing" for your business
March 09, 2018
Keeping up with all of the new tools promising to make our business lives better, more successful, easier, and do it all or less than the other guy’s new thing is impossible. I Googled “new tools for business” and the G-ster returned 863,000,000 entries. Now let’s say that 99% of those are not high quality offers, not from a reliable resource, or simply not a match to my needs. The remaining 1% is many thousands more than I care to read.
My search was not specific enough it’s true, just like most days in the life of an entrepreneur. Most days we don’t go looking for a new app or platform,... (read more)

57. Trump's 3-Way Tax Plan
February 02, 2018
TORRANCE, CA. Trump’s new tax laws increases the standard deduction, and makes changes in the tax rates, but this is not how Mr. Trump reduces his taxes. He knows that the income tax liability is derived by multiplying taxable income by the applicable tax bracket rate. The lower the taxable income, the lower the rate, thus the lower the tax liability. Here in lies Trump’s tax savings plan.
TRUMP’S THREE WAYS TO LOWER TAXABLE INCOME.
1. Spread income over time 2. Spread income to various entities 3. Group income and expenses
Knowing each of these three concepts will per... (read more)

58. People can see through the BS.
January 20, 2018
An email just landed in my inbox that fueled this rant. It was a partner promotional email for someone who is doing a new program launch. That’s fine, I get value from many affiliate promos from people I follow. My issue is with the way this partner framed the urgency piece to get me to sign up for the remaining webinar.
I’m guessing this launch is PLF style, which means that there are 3 videos that provide content, know like and trust, and finally more story, content and then the offer. This partner did not come on board late, I know because she’s been promoting his lead magnets for this... (read more)

November 13, 2017
PALOS VERDES, CA. My story will reveal the secrets of Win-Win negotiations. It will give detail information on what to look for to get the best deal and proven strategies to get the edge.
When I first started buying and selling apartment buildings, I put an offer in on an apartment building. I had my appointment set at 1:00 PM and I had to wait until 3:00 before the seller would see me. So, I sat in the office for nearly two hours anxious to present my offer. When I finally did get into the seller’s office to present the offer, he looked at it and started laughing. He pulled a stack... (read more)

62. Investing in U.S. Property from Australia
October 26, 2017
I'm going to tell you why investing in U.S. property from Australia is a financial game-changer. I bought this home in a golf community 4 years ago—and I bought it right! I got the lowest price on any house in the sub-division for the last decade. It was quite a coup. I have lived there for the last 4 years as well. Having been raised in Southern California, how could I ever have passed up an opportunity to live in a golf community for less than it would cost to buy the land for a garage in Orange County?
I never made any real improvements, because I knew this was not our "forever home"... (read more)

63. A U.S/Canadian Deja Vu?
October 26, 2017
I was born and raised in Southern California's beautiful Orange County down here in the U.S. I also lived in Canada for 8 years, so I am pretty attached to both places. And I can state without any hesitation that Canada sure seems an awful lot like the U.S. was in the boom, and then bust years, of what I call "The Great American Real Estate Deception" era. And guess what? Canadian real estate in 2017 is AN EXACT REPLICA of the U.S. real estate market in 2007. Don't think so? Well maybe it's time to look at facts and statistics before you bury your head in the sand. I know, because I'... (read more)

Prices are going crazy right now in our primary market. I am paying 50%-100% more for raw acquisitions right now than I was 18 months ago. October 24, 2017
The concept of the correlation of financial instruments is familiar to many traders. But at the same time, few of them fully understand all the possibilities of this powerful tool of statistical analysis and represent how it can be applied in practice. Meanwhile, correlation is an indispensable tool for successful trading on the strategy of pair trading. Consider why.
So what is the correlation of financial instruments? Correlation is a quantity reflecting the degree of similarity of the graphs of the two instruments. In fact, the introduction of a correlation is an attempt to express th... (read more)

July 12, 2017
If you are thinking about harvesting the rainwater that falls each year, you may be thinking that you have found an easy solution to reducing your water bill. It is often thought that rainwater harvesting is something that would only occur on a very large scale. And while it is true that many of the water tanks in Central Highlands that are designed for capturing rainwater are operated by major farms or industries, this method can also work at larger homes. 69. Which Real Estate Investment Is Best For You?
June 15, 2017
Palos Verdes, CA. Years ago, I discovered that residential rental real estate is the best investment to control risk and create wealth. The Real Estate Digest reports that seven out of ten millionaires made their money in real estate, and Forbes magazine states that there is a three times greater chance of becoming wealthy through real estate than with any other type of investment.
Using Real Estate to Control Risks
Real estate allows you to control your risk because you can actively participate in the decision making process. Passive investments such as stocks don’t give you this o... (read more)

The financial journey through life’s time line starts at different levels, depending on whether you were born with a plastic or a silver spoon in your mouth. As you travel through your time line, your in-vestment options change. Knowing where you are and what options are available will help you make the right choices.

71. Calendar Arbitrage
April 26, 2017
Calendar arbitrage is a tool for committing several opposite transactions at different times to one underlying asset. The calendar arbitrage or the calendar spread allows to increase profitableness and to lower costs. The undoubted advantages of this trading strategy include: automation of the process, which reduces the loss of time; increased profitability; reasonable risk; the ability to perform transactions on a single trading floor. The scheme underlying the calendar arbitrage is that when the spread spreads between futures, a long-term contract is sold simultaneously and the neig... (read more)

73. Pair Trading on Forex: Search for Alternative Strategies
April 04, 2017
The deplorable outcome of the recent financial crisis was the fact that the main stock indices of the domestic market could not get to the previous level. This and a number of other factors was the main reason for the decline in the prestige of the stock market as such, the loss of interest in long-term investments. Losses of mutual funds for the last 4 years that have passed since the end of the economic crisis change tens of billions of dollars. Fundamentally changed the priorities of investors: the vector of their attention shifted from shares (risky instruments) to bonds (instruments are c... (read more)

74. Arbitrage Trading in Forex Market
April 04, 2017
Each trader who tried himself in the forex market is well aware that high yield is impossible without high risk. However, there are exceptions to this rule too. One of the exceptions is the strategy of arbitrage trading, which allows one to earn profit near or even exceeding 100 percent of used capital with minimum risk. Let’s figure out what arbitrage trading is and how you can implement it in the forex market.
Classic arbitrage trading involves making profit from differences in prices using identical financial instruments that are traded on different exchange markets. The main point of ... (read more)
