Landlords verse Tenants there are always two sides to a story There have been reports of a rise of complaints regarding the landlords in England; about 310 local authorities showed that complaints regarding Landlords have risen by 27% from the years 2009/2008 to 2012/2011. From 67,283 to 85,639 complaints, while Shelter has been reported to have said that 62% of the complaints reported last year have actually been related to life threatening hazards or severe damp, which can be harmful to your health.
You wouldn’t think that in the year 2012 as a nation we would still be experiencing renting such properties in bad conditions. The charity Shelter requested information from 326 British local authorities in July 2012, which 310 responded. From these responses there has been a rise of number regarding Private Landlords being successfully prosecuted. Rising to 77% between 2010/2011 to 2011/2012, the figures also indicate that the health services had to get involved in 781 disputes in the past year, Due to the neglect and behaviour of our private landlords.
Shelters Chief Executive said these so –called rogue landlords have been underestimated despite such a large increase in complaints. There are a lot of authorities out there that aren’t keeping records of complaints, not to mention there are a lot of tenants who are often not complaining out of fear that their voice would not be heard. Or they may feel that there may be consequences if their landlord hears that there has been a complaint about them. I feel disgusted that there are people in our society who are paying their hard earned money for accommodation, which the property is not even fit to house animals. This is one of the reasons why I’m writing this article, it angers me when I hear that there are people who are forced to live in these conditions. The private tenants may lose their deposit but they can pick up a move, but being a private rented tenant who has rent assistance from the council things get complicated. This is why I would suggest rent from an estate agents, I’m not saying there won’t be any horror stories. But I assure you the living standards would be better, because the estate has an image it keeps. So I cannot see this kind of ‘rogue landlords’ getting away with the things they have been getting away with, my advice is to find a decent estate agent who offers Rent Guaranteed Scheme to their landlords. As well as inventory inspections of the property not just annually, or even if it’s a Landlord Manager company. I believe it’s a good idea to have a third party who has Landlord Programs, just so you know you are not putting your health at risk. Or even worst your family & friends health could be at risk.
The one reason why I think private renting standards are dropping is because landlords are making larger losses, new research have shown that unexpected maintenance charges, vacant properties and tenant arrears are few of many issues that are costing UK landlords which privately rent a whopping £2.1 Billion a year. This figure was calculated by the average cost a landlord spends a year ‘£1532’ which is multiplied by the 1.4million landlords within the UK (National Landlord Association) A study taken by Northwood who provides a Rent Guaranteed Scheme service, has revealed that 84% of landlords are actually receiving less then they planned from their monthly rental income. Due to the unexpected costs mention above, but also having to take time from their primary employment to rectify any disputes, or to oversee any maintenance or repairs that are needed to the property being rented.
And this is the reason why I believe that the Estate Agent sector needs to become more relegated, it’s a standard you would expect. Considering you wouldn’t expect the people who cater your food to cut corners, and get away without being penalized.
