A homeowner should keep their HVAC well maintained in order to expect great service from it. Here are some tips.

We all depend on our HVAC systems to keep our homes and businesses comfortable. HVAC stands for heating ventilation and air conditioning, in other words, the whole temperature control package. Whether you want to chill off the hot house during the steamy summer months or warm up the place during the frozen winter, you want your system to work quickly, efficiently and at as low of a cost as possible. Here are some things to think about:

- Regular maintenance: Just like everything else, proper maintenance should be performed on an HVAC in order to keep it running smoothly. Don’t wait until the hottest day of summer to realize your air conditioning unit bit the dust. Ditto for the heater during the season’s first ice storm. Annual or semi-annual preventive care will keep the unit running longer and will give a heads up to the homeowner if something is showing wear-and-tear and in need of some TLC. The problem that occurs on the hottest or coldest day of the year will probably cost more to repair and may take a while before a service tech can actually show up to repair it. Be smart; don’t wait until the unit won’t start.

- Change your filters: Filters play a big part in keeping heating ventilation and air condition systems working. Buy a large stash of the proper size to keep in your utility closet, mark your calendar and change them every couple of months.

- Keep externals clean: Periodic examination of the outside unit should be made. The unit should be cleaned free of dirt, grime, dust and debris in order to keep it functioning full force.

- Air flow: Make sure that there aren’t any items blocking the pathway of air flow. This is crucial for optimum performance. If the rooms’ temperatures aren’t being regulated to comfort levels you desire, the problem could be air flow.

- Cycles should be set at proper intervals: A system that isn’t set at the proper intervals of work and rest may be working too hard or not doing their job. Make certain that cycles are set at an optimum spacing.

- Rising utility bills: We all know that prices go up, but if the cost of running your HVAC is rising substantially, something may be working improperly. Get a tune up or advice from a service professional.

- Time for a replacement: How do you know that it’s time to get rid of the old dog and replace it with a newer model? If the circuit breaker keeps tripping and the unit is rusty and a decade old, it may be time to bite the bullet and buy a new one. Even though it may be hard to part with the initial cash outlay, the newer one will be so efficient that the monthly utility bills should drop enough to fatten up the wallet again.

Proper maintenance and preventative TLC will keep a homeowner’s HVAC system working longer and more efficiently. When the old one finally gives up, buying a newer unit will end up in lower utility bills.
