Many people are buying older homes and remodeling them for resale. There is something that should be high on the list to check before buying one of these older homes, that is the heating and air conditioning. There are home inspectors that might do this but a heating and air conditioning contractor would be more likely to see a problem if there is one. Older furnaces may not be as efficient and not do as well a job of heating the home. If the older furnace needs to be replaced then one of these contractors will be right there to give the best advice and recommendations for what that home needs. Knowing whether or not a heating and cooling unit needs to be replaced before the purchase of the home can save thousands of dollars. Knowing this will give leverage in the negotiations for the price of the home. Finding a bad heating and cooling unit after the purchase of a home can be disappointing and cause quite a bind on the pocket book if it has to be fixed after wards. Having a good heating and cooling system will also help the resale of the home later on. Regardless of how a home looks, if it feels drafty when a potential buyer walks in, chances are they will not buy it. If a home feels warm and cozy when a buyer walks in, they will spend time looking and talking with the sellers of the home. Homes are sold on feelings more than looks.
