Colwyn Bay, Seaville is now a much sort after place for families to live. As a direct result of property price increases, landlords have calculated it is better to sell their houses for a profit and buy less expensive properties for the tenants in other parts of the area. Such lower value properties are now found on the South part of the town, further from the sea, e.g. between Sea View Road and Abergele Road. In seaside town boom years, properties nearest to the sea and beach became very desirable, as happened in Victorian times; when seaside towns suffered loss of tourism, these same propeties became less desirable. Seaville is fast becoming 'the jewel in the crown' or 'the pearl' of Colwyn Bay. It is situated in the area with the following boundaries:- 1) The High Street on the South edge 2) The Bay View Shopping centre, Travelodge and Intercity Railway Station on the West. 3) Eirias Park and the new Rugby Stadium in on the East 4) TheWatersports Plaza on the North side. There is also, a nature reserve known locally as the Dingle, which is family friendly. There are also a number of schools; infants, Junior and various Secondary Schools, e.g. Rydal Penrhos School, Eirias and Ysgol Bryn Elian. The Rugby stadium has already had an impact on house prices in the Seaville area, and it is well known that house prices near new Stadiums rise significantly once the stadium starts to be used. This is because new stadiums force changes in infrastructure. Because more families have 'stay-cations' and there are Eurozone problems (including regular riots in Spain and Greece), the numbers of families having seaside holidays is growing. It is also nice to have seaside cafe's, Welsh or English Breakfasts, Guest Houses, B&B's, a 'good old pub' with a pub lunch and seaside chippies. It is increasingly being observed that living by the sea is better for the health of the whole family, and what a great location for Gran and Grandad to retire. The whole family can live in Seaville, where there are a selection of 6, 7 or 8 bedroom Edwardian or Victorian houses. House prices in towns by the sea have more than doubled in the past ten years, with some areas on the south coast now proving the highest in the UK. According to the Halifax, Review of Seaside Towns, the average house price in seaside towns has risen by nearly 100% in comparison to a 95 per cent rise observed over Wales and England. The largest increase - 183 % - was seen in County Druham, Seaham, where the average property price increased from GBP38,443 in 2002 to GBP108,742 in 2012. The Cornish seaside towns of Padstow and Wadebridge have also seen house prices soar by 171 and 173 percent respectively. A typical house in Padstow now costs GBP382,806 while the price of an average property in Wadebridge is GBP348,986. Northern seaside towns, for example Whitby in Yorkshire, have also seen property prices increasing rapidly.
