Three years ago, Building and Land Technology held its first broker event under a tent at Harbor Point inStamford, before much of planned development had taken place. On Wednesday, the company held another broker event, this time on asection of their redeveloped waterfront property, to introducecommercial real estate brokers to the available space in some oftheir major properties, including Harbor Point and the Long Ridge Corporate Center , and to showcase the plans for upcoming projects in the next year,which includes the refurbishment of 695 E. Main St. "695 East Main Street, 260 Long Ridge Road -- we've just got a lotof things we're doing this year," Carl Kuehner III , president and chief executive officer of BLT, said, listing someof the future projects. "Are we seeing growth in this marketplace?The answer is yes." The property at 695 E. Main St., is still deep in the process ofre-development, with construction scheduled for the fall or the endof the year. At 260 Long Ridge Road, one of the available buildings in the LongRidge Corporate Center, which is set on 32 acres of land below theMerritt Parkway, the renovation was completed in 2011, and it has197,000 square feet available for lease. At 292 Long Ridge Road,part of the same complex, there is 55,000 available square feet ofspace. Other projects BLT showcased at the event also included the GatewayHarbor Point, a mixed-use space with potential for office,residential, hotel and retail, with access built to the trainstation. "That's a unique opportunity for up to 1 million square feet ofspace," Lori Baker , leasing director at BLT, said. At the event, brokers perused some of the available spaces thatcould be of interest to clients. "I think corporate headquarter office types that want and upscaleenvironment, boutique finance companies, that want some posh space,could be interested," Stephanie Coleman , a broker at Jones Lang LaSalle, said. Erin Patterson , a senior analyst at the same firm, speculated that BLT propertiescould attract a certain type of client. "It's a trophy asset, so it needs a trophy tenant," Patterson said."It's the type of tenant that Stamford as a whole needs.".
