General contractor is the other name for construction contractor. This title is given to a person or a corporation who is responsible in looking after the day to day activities of a construction project such as services, materials, equipment and personnel at a mutually agreed upon price and within a specific time frame. He also serves as the information dissemination to all the parties involved, giving those updates and keeping everyone posted on the how-about and what-about of the project. This is a very important role because the overall management and the delivery of performance of all the workers are on his hands. He or she takes part even from the start of planning until the end. In looking for a man or company to do this job, one should consider if this general contractor is monitored by licensed engineers and practitioners, the laborers must have acquired certifications on trainings and workshops and finishes the job on time. These are but few qualifications that ensure the clients’ satisfaction. Some would be; how they respond to complaints and criticisms. In a small-scale construction, a general contractor may not be that necessary because of the minimal pressure and requirements needed to do all the works. In a large-scale project, hiring a contractor is of much importance due to the many details and specifications that are essential, not to mention the pressure to create a harmonious working relationships among workers, engineers and owners. Among the many different issues that he or she has to face, managing the personnel may be one of the toughest given that every employee has different personal interest that should be resolved right away. Another major problem is how to remain within the allotted budget and time frame. Big projects bleed money every day, so the longer the time a project finishes, the greater amount of money is being spent. There are two classifications of this job; the independent and the employed. The independent general contractor does not work regularly for an employer but works as and when required, during which time he or she may be subject to the Law of Agency. Independent general contractor is usually paid on a freelance basis. Employed general contractor on the other hand usually work at the schedule required by the employer and whose performance is directly supervised by the employer. However many companies specify the contractor's schedule, require purchase of vehicles from the company and prohibit work for other companies. Being independent is more enticing. Many people simply like the idea of being their own boss from selfish benefits, many people simply enjoy not having to answer to a supervisor. Since they are rarely tied to an employer, they are free to set their own rules of business, and they usually develop a large network of clients, and lastly, there’s no tax withholding on them, independent general contractor pays his own taxes. Being in this line of work is surely satisfying.
