Sealing a leak should be done during warm days. The first step to take is to locate all the holes and mark each spot. With the use of a roofing tape (butyl) or a sealant, cover the leak spots. After putting the tape, you can now place the patch based on the size of the leak spot. Make sure that the galvanized metal patch completely covers the tape and the hole. Screw each corner of the metal patch and cover it with roofing cement afterwards. You can now leave a roof coating to protect the metal patch from rusting. Loose flashing seams - this is usually caused by extreme weather conditions, wherein along with the ‘expands and contracts’ of the roof the seams develop gaps in between the roof. A small amount of roof cement or urethane sealant can be applied between the flashing and metal roof to prevent the loose seams from further leak. It is important to ensure that the sealant used dries up before touching another area near the spot. Rust and corrosion - As a metal roof ages it is unavoidable to encounter rust but this can be prevented by a rust remove available on your local paint store. Make sure that every area is rust free before applying liquid sealant or metal roof paint. Loose nails- this seems to be the easiest roof problem because nail replacement is all you need to get it done. If you need to nail on the same hole, fill it with sealant and let it dry before putting the nail on. The key to long lasting roof is proper maintenance. Before it leads to repair, make sure that you keep an eye on your roof and do not wait for it to become totally rusty before putting repaint. This may save your money, time and effort in doing damage control when it is already worst.
