Manufactured homes or housing is commonly known as mobile homes in the United States. It is a type of prefabricated housing that is largely assembled in factories and is brought to the site where it will be used. In the United States manufactured housing is regulated by a federal law (Code of Federal Regulations, 24 CFR 3280): “Manufactured homes are built as dwelling units of at least 320 square feet in size with a permanent chassis to assure the initial and continued transportability of the home.” The requirement to have a wheeled chassis permanently attached differentiates “manufactured housing” from the other types of prefabricated homes such as the modular homes. Manufactured Housing Institute’s National Communities Council (MHINCC), manufactured homes are homes built entirely in the factory under a federal building code administered by the U.S. Department (HUD). The Federal Manufactured Home Construction and Safety Standards (commonly known as the HUD Code) took effect in June 15, 1976. These homes may be single- or multi-section and are transported to the site and installed. The MHINCC distinguishes among several types of factory-built housing: manufactured homes, modular homes, panelized homes. Pre-cut homes and mobile homes. Mobile homes was the term used for manufactured home before June 15, 1976 when the HUD code took effect. The original focus of manufactured homes was its ability to relocate easily. These homes were marketed to people who had to move around. Then in the 1950s these manufactured homes or mobile homes were sold for the inexpensive form of design. Then, these homes were about eight feet or less in width but in 1956, the width increased to 10 ft. manufactured homes became bigger. Modular homes are sectional prefabricated houses or buildings which consists of multiple sections called modules. Modular is a method of construction such as off- site construction. The modules are six sided boxes constructed in a distant facility, and then is delivered to the intended site of use. A crane is used to set these modules onto the home or building’s foundation and are joined together to make a single residence. The modules are placed side-by-side or end-to-end allowing a variety of configurations and styles in the building layout. A modular home is built in a controlled factory environment in section or modules and is engineered and built to the state or local building codes where the home will be located. Compared to site-built homes which can take so many months before it is completed, construction of modular homes are reduced by 35%. The faster the home is built, the more money is saved.
