Modular homes are sectional prefab houses that consist of multiple sections called modules. “Modular” is a system of building or a method of construction. The modules are six sided boxes made in a remote area and are brought to the site of use. With a crane, the modular home is placed into the building’s foundation and assembled to make a single unit. Modules may be assemble side-by-side, end-to-end, or stacked to make a variety of styles in the building lay-out. Modular homes differ from mobile homes/manufactured homes in two ways such as that modular homes do not have frames such that they are transported in flat-bed trucks and then modular homes must abide by all local building codes for their use while manufactured homes must conform with the federal laws governed by U.S. Department of Housing and Urban Development. Modular homes can be customized, they have their own modular home in house engineering departments that utilize Computer Aided Design; designs of modular homes may vary in style and size; they are permanent structures and these homes may be built on crawl spaces and basements. These homes are built faster than a 100% site built home. Taxes and loans for modular homes are the same as a site built home. A modular home is as good as a site built home. It can also save you some money because they are built in a factory and can be done in a matter of weeks. A modular home may be recognized because of it metal tag on the outside of each section. The homeowner must own the land into which the home will reside. Then when building, the homeowner must pay the builder before the process begins. Park model homes are considered recreational vehicles, are transportable and are designed for permanent placement in a place where a mobile home is allowed. These homes may be used as vacation homes or retirement homes. Park model homes must remain under 400 square feet to qualify as a recreational vehicle under federal and state laws. There are a variety of Champion park homes in the following models such as Bassett which is 268 square feet with one bedroom and one bath, the Blue Hill is 298 square feet and has one bedroom and one bath, the Waverly which is 358 sq. ft. and has one bedroom and one bath, Ainsworth, Alma, Bayard, and Elgin are 390 sq. ft. and has one bedroom and one bathroom, the Fairbury is 390 sq. ft. with 2 bedrooms and 1 bathroom and the Ralston which is 391 sq. ft. with 1 bedroom and 1 bathroom.
