Signs of Great Construction: A Checklist

When you are in the market to have a commercial property constructed, no matter its purpose, you will want to ensure that you have secured the services of a great construction company in Fairbanks. In all honesty, not every construction company is good. Some will produce shoddy work, take shortcuts, leave a job unfinished, or cheat you out of affordable services.

It helps to be on your guard against securing a contract that forces you to work closely with an inferior construction company. After all, these contracts are difficult to break. While you can tell a company is reliable by its years of experience, certifications, and previous work--things your future clients and customers might research about you and your business--being able to determine if a building was well-made can be difficult.

In a strange way, bad construction can hide itself. If you walk into a new building and see it collapsing around you in a comical fashion, with crooked windows and a staircase leading nowhere, that is one thing, but most commonly, people will find themselves with a finished product that experiences eventual breakdowns and deterioration over time. Before you contract with a good construction company, take note of the following checklist. These are the signs of a good construction job:

• The soils are tested for a solid foundation and an even construction grade.

• The framing of a building is square, full of exact right angles and level planks of wood or steel.

• The foundation is up to code and has been drained. • The foundation is accurately laid on the property and matches the shaping and dimensions that were designed.

• The orientation of the building is taken into consideration.

• Foremen and other leaders of the construction process are responsible, manage well, and keep a close eye on their workers.

• The flooring is even and level; tiles or planks of finished flooring do not rise or overlap.

• Grout between tiles is applied cleanly and evenly with no mistakes.

• There are no drafts in a building with completed exterior walls.

• There are no unusual odors or lingering chemical smells unless a job like painting or applying insulation has just been completed. • All areas of the property are well-insulated.

• There is no dramatic temperature shift between rooms, even from a large, open room to a small and low-ceilinged one.

• All paint and staining jobs are accurate to the chosen hues.

• Paint does not run or have crooked edges.

• The walls and ceiling are smooth and even, not rough.

• Roofing tiles are applied with complete overlap to eliminate gaps.

• Flashing is counterflashed for total coverage and water resistance.

• There is appropriate drainage for a roof.

• Gutters and spouts are securely attached to the building's exterior. They are not loose.

• The heating and air conditioning units are quiet and zoned appropriately, or spaced for even heating and cooling. • Condensing units are installed on raised, level platforms.

• Vents are securely applied and do not wobble or vibrate, even when air is blowing through them. • A blower door test was performed to ensure that air leakage is not occurring.

• The stairs are spaced and sized evenly with no noticeable differences.

• Electrical panels have appropriate open space.

While this checklist is definitely not comprehensive, paying attention to these areas will confirm that good overall construction has been executed. A high-quality construction company in Fairbanks will have the professionalism, dedication, and pride in their work to ensure that nothing is overlooked, missed, or poorly performed. In most construction projects, mistakes will occur. This is highly likely. However, it is in finding, addressing, and correcting these errors that a great construction company will reveal itself.
