Maintenance Heating and Cooling Services Keep You Comfortable

Chances are good that most homeowners will need some kind of heating and cooling services in Minneapolis at some point in time. Over the life of a system, there are many things that can go wrong. A maintenance program can prevent future problems with the system. Once summer and winter hit, contractors get busy repairing broken down systems, and it may take several extra days to get an appointment. Your home's HVAC works hard during those seasons to keep you and your family comfortable. Scheduling regular maintenance checkups in the spring and fall is the ideal time to check for small problems and make any repairs. If this is your first time scheduling a maintenance service, you may be a little apprehensive about the process. Keep reading to learn more about what happens at one of these appointments.

Thermostat Check

The thermostat is the brain of the system. The air conditioner or furnace cannot do their jobs properly if you have a faulty thermostat. During a maintenance check, a technician will check the electrical connections between the unit and thermostat. He or she will compare the setting on the thermostat to the home's current temperature and make adjustments to maximize it. He or she may also suggest moving the thermostat or installing new technologies to make it more efficient. While he or she is testing the thermostat, they will observe how the system turns on and off to make sure it operates smoothly and does not struggle. All the electrical connections will be checked to make sure they are safe and using the correct amount of energy.


All residential systems have some kind of fan that needs to be inspected. Your technician will lubricate the bearings and make sure the fan spins freely and without obstruction. A visual inspection of the blades for dents or bends can indicate obstructions and ensure the fan is working efficiently. Your technician will also check the condition of the drive belt and replace it if necessary.

Coolant Check

Each half of the system has its own unique areas that need to be inspected. The first thing to check on the air conditioner is the level of the coolant. Coolant is a chemical that is used to move warm air to the outside of the home. Inadequate levels of coolant can make the system work harder or even not at all. When this happens, your home stays warmer, and you can waste hundreds of additional dollars on energy costs.

Valve and Coil Maintenance

Along with the coolant levels, the expansion valve is checked. The expansion valve controls the flow of the coolant and cools it down by letting it expand and change back to a gas. While the valves are being inspected, your technician will also check and clean the coils on the condenser and the evaporator. If the evaporator coils are dirty, the coolant cannot properly do its job of taking the heat energy out of the air. And if the condenser coils are dirty, not all of the heat is dissipated outside. Dirty coils are another cause for the system to have to work extra hard and use more energy.

Heat Source Maintenance

There is only one element on the heating side of the system that needs to be checked; the heat source. Depending on what type of system you own will determine how it heats the air that is circulated into the house. An electric furnace cycles electricity through metal rods to heat them. Over time, the connections to the heating elements can break down or the metal rods themselves may need to be replaced.

Combustion units have a flame that heats the air as it flows through the chamber. Whether the fuel is oil, propane, or natural gas, they should all be properly vented to let exhaust gasses escape the house. Even the cleanest burning fuel will leave particles behind that build up on the burners. The technician will clean the burners to maximize their efficiency as well as safety. Fuel lines will be inspected and repaired to keep the furnace operating safely and efficiently.

A preventative maintenance program can greatly decrease the need for emergency heating and cooling services in Minneapolis. Don't wait until you have an emergency.
