Tips for Hiring a Roof Contractor

Any part of the house that keeps the weather out is very important. The roof is probably the most important because it not only keeps rain and snow out but protects against the sweltering sun. Unfortunately, all this exposure to the elements can cause the roofing materials to break down over time. When this happens, finding a good roof contractor in Atlanta can seem daunting, but homeowners that begin the process prepared will save themselves a lot of money and headaches in the long run.

Credentials

Probably the most important thing to investigate is the background or credentials of a company. Any company you consider should be licensed to do work in the community. The company should, at least, have a business license, but many communities require contractors to be registered with either the city or county, too. This registration requirement attempts to prevent companies from coming in during a natural disaster and prey on vulnerable homeowners. But, it also shows how long the company has been in business. Shoddy workmanship and poor customer service are not keys for longevity in any business and companies that have been around for years are usually pretty sound.

All companies you consider should also be insured to protect against any damage that may happen on the job. This insurance protects the homeowner in case a worker gets injured too while working on the property.

The best credential for a company is a good referral. Friends and neighbors are usually a good source for recommendations as well as consumer-protection websites.

Research 3 Companies

The rule of thumb for choosing a contractor is to contact at least 3 companies. When contacting these companies, here are some things you'll want to ask.

  • Is a free written estimate standard procedure for any repair? An estimate is simply a guess provided by someone with experience dealing with roofs. However, keep in mind that sometimes things are discovered during the removal or repair process that could significantly alter that estimate. How does the company respond to these circumstances?

  • Ask if they are going to remove the old material and replace with a new roof or layer over the existing one. Many roofs can go as many as three layers before they need to be stripped and redone. This can hide damage in the sheathing, though that can worsen without being replaced.

  • Compare each proposal line by line, looking for large discrepancies between them. Question why one was way more or even less than the others.

  • Find out if cleanup is included in the initial estimate and what it entails.

Cost

Money is usually the driving force behind any home improvement decision. You want to protect your money and your investment, so make sure the contractor you hire provides you with a detailed contract for the repair or replacement job.  This contract should spell out what each party is responsible for and include the following:

  • A payment schedule detailing how much is due at various points during the project. Many companies require a small down payment to begin work and then ask for the balance after work is satisfactorily completed.  

  • A work schedule that details the exact dates work will be performed, preventing the project from dragging out indefinitely.

  • It should also detail what warranties are involved. Many manufacturers provide a warranty for their product and the contract will line out what those stipulations are and who to contact with problems.

While careful research will help you find a reliable roof contractor in Atlanta, it is also important to observe how the company treats its customers. Is the customer service exceptional or only so-so? Great customer service combined with impeccable workmanship and verifiable credentials will ensure you have a good experience with the roofing contractor you choose.
