When one envisions the typical unincorporated area, it usually means a small slice of land with an equally small population. That’s not the case with Spring Hill, Florida. Located in Hernando County and bordering the beautiful Chassahowitzka Wildlife Management Area and within a few miles of Florida’s Gulf Coast, Spring Hill is home to nearly 100,000 people and covers nearly 55 square miles within Florida’s Nature Coast region. Considered a suburb of Tampa, it encompasses numerous small and large lakes, greenways, and nature trails, yet is located only a short drive north of the bustling Tampa-St. Petersburg-Clearwater metro area. With much land to be bought to build your paradise getaway, you will certainly not have a problem finding a construction company in Spring Hill to build your house. Spring Hill, categorized by the U.S. Census Bureau as a census-designated place, was founded as a planned community in 1967. Its history, however, goes back far before that date. It first appeared on maps going back to the mid-nineteenth century, when families began settling in the area as early as 1842. One notable settler was Frederick Eugene Lykes, a teacher from South Carolina, who upon his arrival to the area in 1850, built the Spring Hill School, which is said to be the first school in Hernando County. It would be one of his descendants, though, Dr. Howell Tyson Lykes, who would put Spring Hill on the map, so to speak. He had seven sons who joined the family business they incorporated in 1910 as the Lykes Brothers. The family homestead was the original Spring Hill, named for the hill where their estate was located. The Lykes family is also noteworthy in that they donated land that became a large portion of the Chassahowitzka National Wildlife Refuge. However, it would be another 50 years or so before the area would formally be developed into a planned community and thus begin a major migration of population to Spring Hill. Originally, the Spring Hill community was plotted to include only 15,000 acres, along with seven schools, 23 churches, 2 golf courses, and 500 acres of commercial property. That changed quickly after the first few years, in that word got out through an intensive east coast marketing effort. Within 3 years all of the platted lots had sold out. Today, Spring Hill is one of the northernmost retirement communities on Florida’s Gulf Coast, with an abundance of developments to choose from in the area. The primary attractiveness of these developments is that many are built around the plethora of lakes in Spring Hill, which offer enjoyable lakeside living. In addition, as you might suspect, there are dozens of golf courses in Spring Hill, some of which are quite close to the Gulf Coast. Speaking of the Gulf Coast, there is a nearby planned community at Hernando Beach, a mere 10 miles from southeast Spring Hill, which offers water access and a lifestyle accommodating the retirees who are flocking to this sprawling region. Spurring the sprawl was the completion of the Suncoast Parkway in 2001, which has made the entire region easily accessible to the Tampa-St. Petersburg-Clearwater metro area. With average home prices in Spring Hill just under $100,000, as noted by City-Data in 2014, it’s not hard to imagine that a construction company in Spring Hill can build the house you’ve always dreamed about. Yes, this is an unincorporated area, but with its immense size, you too can easily find a place to build your home on any number of lakes in Spring Hill. So what are you waiting for?
