If your building has been around since the dinosaurs roamed the earth, chances are the external building panels have significantly deteriorated. This will result in either one or two separate things. You will either have to get the panels replaced or contact a professional contractor to carry-out a potentially pricey cladding panel repair. Now obviously, if you are a sole trader and you are set up in a managed building – the on site maintenance team should and probably will take care of things on your behalf. However, there is no harm in bringing it to their attention. After all, you are paying them to be stationed there and you want to get your value for money. If you’re paying them and the building is poorly maintained, you have every right to complain to the building manager and site staff. So what do you do if you own your building? Repair or replace the panels? It’s certainly a trickier question than people may think. The cost of a complete panel replacement will be significantly larger than the costs to simply repair and respray them. On average an external building panel replacement will cost the average business owner between £1000 and £2000. However, this all depends on the size of the building and the size of the repair that is in question. You need to ask yourself what the long term benefits of each service are. With a full replacement, the newer panels will last a lot longer and require less maintenance. However, you will need to regularly clean the panels and carry-out quarterly audits to ensure that everything is safe. A repair on the other hand may be slightly cheaper but in the long run, you are going to have to spend money in order to safely maintain the building. Just like you would with newer panels, you will need to keep the repaired panels, and the rest of the building clean – treating it with specialised anti-corrosion coatings to help fight against adverse weather.
