New Home Construction Phases

Construction
Many homeowners are interested in understanding the process of building their home. Most of them would talk with a contractor for a very long time just to understand the process of their home construction Munster IN. Some of the homeowners would spend their time watch the process during home construction to appreciate and see the features that they desired within their home. This gives them joy as their home construction is progressing over the days that stop by.

The Beginning Phase
Planning Stage
Before you proceed in calling a contractor or getting a loan for the construction of your future home, make sure to prepare carefully. Know what type and size of home you would like to have. This would allow you to have a great estimation on the design. Make a checklist that contains précised detail about the rooms and exterior features of it. Check magazines and other home decorations on the internet may provide you some concepts that you would like to follow.

Determine if you like contemporary or classic type of home. Contemporary is the modernized design of homes where it utilizes top-class and stylish looking structures, while having a classic conveys “antique looking home”.

Financial Aspect
If you want to construct your soon to be home, it is essential to have the appropriate plan and budget. You may contact financial lenders to help you in having a concrete financial help. As soon as you acquire your development application and construction certificate, make sure to obtain all your financing approval. When these papers and processes are ready, your builder can start the construction.

Managing the Builder
After you purchased the land and settle all the financial papers you need to work through, the first process would be to hire a builder. Estimation is essential in getting the best price in construction, pick 3 builders and have them estimate your future house. Get the builder that offer best design and price.

Pre-construction Phase
Site clearing is needed before you can start preparing your slab or the footings. The builder should be in charge with the vegetation and tree removal of the clearing. If you are demolishing an old house, make sure that is done even before your builder is ready to start; this would assure that the builder would not be interrupted. • Communication with the builder
It is important to have open communication with your builder from the very start. Make sure to explain that you want to be involved with the monitoring of the construction.

The need on Project Manager
The project manager can help you to track the development in your construction. They are essential for saving you time and money, while eliminating the risk from construction accident. They would also teach the homeowner on how to manage the development. The project manager could also share their experience, suppliers and contacts that allows you to learn the process and feel more confident managing your next project.

If you are hiring a project manager, make sure that you would get experienced manager. It is a good idea to use a project manager if you want to learn the process of developing.

The continuing phases
1. Preparation of the site - this involves the clearing and pegging out of the site by the surveyor. Retaining walls will also be built at this stage if required.
2. Slab – the plumber will need to lay plumbing that will be located beneath the slab of the development. This needs to be conducted with the slab can be formed up.
3. Frames and roof trusses - the frames are prepared before being delivered to the site, and erected very quickly with a day or so. For a homeowner, it is great to walk around the site once the frames are up.
4. Roof tiling – some builders prefer to complete the roof before starting the brickwork. There are many predominately builders want to get the roof on as quickly as possible to protect the frames and roof trusses.
5. Brick work - in this stage, you could feel the development progress when you see this brickwork completed.
6. Rough-in – involves the electrical wiring and plumbing lines to be installed within the internal lining to the frames.
7. Internal Lining – after the rough in is complete, the insulation will be placed and install into the walls. This is the stage when the plaster will start on lining the ceilings and the walls.
8. Waterproofing and tiling – the walls and other areas that needed water-proofing are essential preparation before the tillers start to work.
9. Timber mould out – this stage involves the carpenter installing the skirting boards; door jams and doors and kitchens.
10. Lock up – this is when all the doors including garage doors are on.
11. Completion – this is where the inspection is conducted when the builder is almost finished. You will walk the development with the site manager and point out any items that still need attention.

After the process would be the turn over. This is the end of the construction process where the clean-up will be the next process. The contractor may be in charge of the disposal of the construction material.
