To get the best deal you can, request that you be shown all of the new homes being used as models. Most of these places include designer window coverings, free upgrades, and designer paint. Houses are often sold before they are built based upon the layout of the model dwellings. The builders want the model to be as appealing as possible to prospective buyers so they spare no expense in the manner in which it is decorated. The next thing they do is they sell the upgrades separately to buyers who purchase a place that has not been constructed yet. Select the house that has the best layout and upgrades that you can find. When it comes to purchasing new homes, having an agent work side by side with you is crucial to getting what you want. Some builders deem it a requirement that prospective buyers find an agent to represent them. Find this out before you show up unaccompanied. The sales agent for the builder is there to represent the interests of the builder, and not yours. That is why you need your own representative. This professional will act as your fiduciary and is required to disclose all positive and negatives aspects of the property. Ask if the house was ever occupied. It would not have been occupied as a living quarters but it is possible that it was used as a sales office at some point. If it was, find out for what period of time it was used in this capacity. Your agent would not be able to obtain this information by this mean if that is the case. The hard data might still be able to be found from a title company, but this will not tell you which places were sold with which kinds of upgrades. While examining the comparable sales in the neighborhood, find out how many deeds were mailed to the house's address and how many were mailed to other addresses. If other property addresses were used, this tells you that some of the dwellings might be owned by investors.
