Building information modeling (BIM) software has enabled contractors to work far more quickly than ever before. BIM allows engineers, contractors, and architects to view visually simulated images of architectural and civil engineering projects, and the area surrounding the proposed building, road, or highway. This information puts contractors at a huge advantage, allowing them to foresee potential structural problems. The images also allow contractors, architects, and engineers to meet and collaborate, which helps to expedite the work process and allows for more of a team-oriented project.

Pre-Construction

Building information modeling is highly useful in the pre-construction stage, when there is little to no cost in changing the design. The modeling allows engineers and contractors to predict major flaws in the design of the structure, whether it be a skyscraper or a highway. An example might be, say, in the geological formation surrounding the area. BIM might predict potential errors in designing a skyscraper over certain geological formations, allowing everyone involved to rethink the project.

Cost and How it Works

While the software itself is quite costly, the companies will save a lot of money in the long run if the it is implemented properly. It can help contractors foresee other things, such as where to place air ducts. If a change in the placement of an air duct is necessary, for example, then the software knows to adapt and change the location of the wall, ceiling, or floor. In a work setting, the software then works by developing a three-dimensional representation of the project, so that all members of the team can see the changes up front.

During and After Construction

The software also allows people to create a digital library of materials: types of steel or concrete, or other materials necessary for the project. So architects will be able to view and change the design while engineers can discuss what materials are required to make the vision become possible. This team-oriented approach saves a lot of time and error. In the past, the original artistic vision might have been scrapped or changed because the available materials or structural integrity of the building could not fit with the architect's image. But with this software architects and engineers can work together and collaborate so that the practicality of the project can adapt to the artistic vision.

Demolition

The information obtained during pre-construction modeling remains vital through the entire life of the project, including the demolition of the building. Early information could help contractors in figuring out the safest way to demolish a building while taking into account the environment around it.

While BIM was once mainly used by architects, many civil engineers now find that they can also benefit from this type of software. By 2016 all government operated building projects will be required to use it, and the outcome of this is that many private companies, both big and small, will likely follow suit. It is also important to note that this type of software contains a multitude of information. It is not solely for structural purposes through weather and environment, but also for cost, maintenance, materials, demolition, and so forth. This is what ultimately helps building information modeling to appeal to contractors, engineers, and architects alike, allowing for workers from many disciplines to work together.
