It needs to be checked if it complies with the efficiency that will help in conservation of energy. Known as BER or Building Energy Rating, this is a standard calculation of the building’s energy performance. Only registered BER assessors can do such tests to make sure that all elements in your home complies with the energy conservation. BER Certificates or BER cert is a document that explains the energy performance of the building. Itcomes with diagrams, this identifies the energy efficiency of the building. BER Cert contains the following information: • BER for the building • The name of the owner of the building and its address • BER number • Issue date • Expiration date • BER Assessor Number • The BER Assessor company name • Rating • Emissions Indicator of Carbon Dioxide Before selling or renting the building or apartment, a BER is required as it explains the building’s energy performance. This helps the future owner or tenants in choosing if the building fits their necessity. In undertaking BER surveys, as approved by the Sustainable Energy Authority of Ireland (SEAI), a special computer software is used to check its performance. The certificate issued gives details on the calculation of the status of hot water, heating and lighting systems and other element that can help in the energy conservation. In case of a non-compliance with BER requirement, a fine of €5,000 may be imposed to the owner of the building. Failure to comply and get a BER Certificate may delay the sales or rental procedure of the property. The popularity of BER makes people aware of the energy conservation even from their homes. With the dream of reducing energy usage and lessening the effect of climate change, there are more than 60,000 processed applications since its’ implementation. If everything turns out right, by 2020, Ireland targets the reduction of their dependence on imported fossil fuels as well as energy bills will be lower to the home and building owners. The government offers incentives and launched a nationwide campaign for steps to undertake to make sure that there will be less energy usage. The mandatory implementation of BER is one of the government solutions to reach their mission on energy conservation.
