The Indian economy has been growing rapidly for the past 15 years, which has contributed to the multiple growths in real estate sector in India. According to a recent article by Indian government, realty estate market in India contributes enormous 11% of the National GDP. Real estate business is a volatile business endeavor in India. Buying and selling of real estate property has equivalent prospect of both profit and loss. Selecting the right real estate property and the adequate investment on right time is very important. Time is the major factor in any real estate property dealings. Selling of a property at the right time may surely fetch huge profits. Buying a property i.e. house, land etc. and selling it out at the right time is one of the much profitable and easy way of investment. Such type of investment doesn't involve any recurring expenses associated with the same and thus is a much safe investment. Pricing is a significant component of a real estate business. You have to be very careful while purchasing a property keeping in mind the competition in the realty market, utilization of property in future and other issues such as location of the property in the cities of India and the demand for a particular property. Population of many big Indian cities has grown enormously over the past one and half decade. There is high demand for residential and commercial properties in some big cities in India. Some of the top cities for real estate growth and investment in India are Delhi-NCR, Mumbai, Bangalore, Chennai, Pune, Lucknow and Jaipur. Government of India has set up a plan for economic reforms to enhance Infrastructural development by inviting domestic and international investor for investments in realty market in India by creating investor-friendly environment. Growing urbanization and large scale migration of people from rural to urban areas in search of job, higher earning, better living has led to an increased the demand for residential and commercial properties. From the investment point of view, since mutual funds and stock market are highly unstable and unpredictable more people including middle-class income group, non-resident Indians are investing in real estate in India which provide enormous returns in short terms as well as in long term investments due to rising property value. Investment in real estate properties also gives an option for buyers a second income to enhance their Income. Setting up of Information Technology development Centers, BPOs, large scale manufacturing units in engineering and automobile sectors by multinational companies has accelerated growth in commercial space requirements. Setting up business offices by more MNCs in Indian cities and augmentation of business activities will surely opens new avenues for the development of real estate market. Arrival of MNCs will provide more employment opportunities to the community resulting in more jobs and rise in income level will enhance the purchasing power of property buyers. State Governments in India have given permission for the development of residential townships, commercial spaces, shopping centre near Industrial areas and IT hubs inviting both domestic and international developers and investors. A lot of large residential and commercial real estate projects have come up to cater the growing housing needs of the people. The new policies adopted by the Government of India in respect of foreign direct investments (FDI) have promoted various companies for investment in Indian properties. Investment in real estate property in India yields big profits. As a result about 70% of the investors are earning profit. A pretty destination for foreign direct investment (FDI) due to the positive approach of the Indian Government is one of the major factors for the growth of the Indian real estate business.
