Purchasing properties involves transaction of large sums of money. The builders, in order to effect the sales of their units at a fast pace, need to devise the payment plans for the prospective buyers so that they do not have any problem in buying these units. The payment plans are an important factor which aid the property purchase decisions. A property such as the RPS Savanna might be good in features and amenities and might also be suitably located and reasonably priced, but if the payment plans are not as per the requirements of the target customers, then this is a big impediment in finalising the deals. At the same time, if the projects have payment plans which are too customer-friendly but which might create funds flow problems for the builders then these might result in delay of projects. Therefore, there is a need to have a balance between what the customers want and the need of the builders for regular cash flows. In the Indian context, varied payment plans are offered by the builders to the passengers. These are: 1. Construction linked plans (CLPs): These are the plans which are based on making the payment as the construction of the property progresses. In these plans, the customers are required to make the payment after a predetermined stage of construction is completed. So, the different stages of completion of project will be given beforehand to the people. But, this mode of payment might not entitle you to get the discounts which you are most likely to get in the other modes of payments such as the time-linked plans or the down payment plans. 2. Time Linked Plans: The plans have nothing to do with the completion of different stages of construction. The payment in these plans is made as per a delineated time-table. The builders devise these plans to assure themselves of the regular flow of sums so that delays in construction do not affect their cash inflows. 3. Down payment plans: This is yet another option for the buyers in which they are required to make the down payment of almost the entire sum to the builders. This mode of payment is rarely used by the buyers since there is always a risk that the project might encounter some hurdle or it might be delayed. Even if everything is fine, the buyer would miss the earning potential of the money. However, the builders generally offer discounts of around 8 to 10 percent on making the full or part down payment from the full amount. These plans give the option to the different buyers on making the payments as per their convenience. And, at the same time, these shall also provide the regular flow of funds to the builders. It is to be noted that if buyers have to get the home loans against the property, it would amount to giving full amount in one go to the builder and, therefore, they shall get the discounts on offer with the down payment plans.
