If you’re planning on renovating a house it can seem like a massive task depending on how much work needs to be done. If you are a developer then the key is to buy cheap and renovate on a careful budget. However, before you jump in and buy, make sure to do plenty of research. Research the area, and try to check out the neighbours - particularly if your property is in a tenement - and research the work that needs to be done. If you are new to renovation then that’s certainly easier said than done, and it is at this stage - before you buy the property - that it is a good idea to ask the experts. If you get workers like roofers, damp specialists and electricians in then it could certainly save you loads of money in the long run if there is far more work to be completed than you had first anticipated. Once you have had all the experts in, take some time to evaluate the amount of work they think needs to be done and consider if you can feasibly manage it. You need to consider everything from window replacement to door knobs. Never take on more than you know you can manage (or afford) and if it’s your first renovation then contemplate perhaps renovating a slightly out-of-date property rather than one that needs a huge amount of work. One of the most challenging aspects of renovating is managing the budget and looking after your funds. Be realistic things will probably end up costing twice as much as you thought. Give yourself a decent contingency fund. Around 15-20% should cover it but don’t be shocked if it doesn’t! Once you have carefully considered all of these aspects and purchased the property successfully you need to organise when you want your tradesmen to come in and complete the work. A good tip is to write out exactly what work you want completed - this doesn’t need to be a technical specification but it should detail the work you want carried out. It is also good to build a rapport with your tradesmen because they are going to be spending a fair bit of time in your house and good communication between yourself and them can help your renovation project run smoothly.
