to bankruptcy}. {The largest independent developers are still doing very well in spite of this Despite this tough competition, the largest independent timeshare developers are still profitable In spite of harsh competition, some independent developers managed to survive and prosper}. {Now where does the industry go from here What is the future direction of the industry At this point, the question remains, where do we go from here}? {Here is my first prediction This is our initial prediction My first prediction is, as follows}. {The chains and the largest developers will continue to grow and to offer more widely appealing products such as points systems and multiple locations Large timeshare developers will keep growing and create more inventive products with a large appeal}. {Their pricing levels will be in the $12,000 to $25,000 range per yearly timeshare week The cost of new timeshares will be in the range of $10,000 to $26,000 for a weekly share}. {The biennial sales ,every other year, will still enable them to also gain the lower end of this market They will offer biennial sales, to capture the low end of the marketplace The will offer, every other year sales, to appeal to more frugal customers}. {In the meantime, the developers overlooked a simple, logical by-product of their millions of sold timeshares All the while, these developers have ignored a by product of their past sales These developers have neglected, what is the inevitable end result, of their past sales}. {That is the resale market Namely, the timeshare resale market They have ignored the resale market}. {Some of these original timeshares were sold twenty five years ago to people who were in their seventies at the time Many of these timeshares were marketed more than twenty years ago to customers who were already over sixty five years of age at the time of sale}. {They simply cannot use the product any more They are either deceased, or cannot utilize the timeshare any more}. {Further, since it is a real estate product which theoretically never dies, there are many good reasons to have to sell and move on In addition, since a timeshare is essentially, real estate, there are numerous reasons why a sale may be necessary}. {General real estate brokers took a look at this timeshare resale market where the whole resale price is about a third of a selling broker's three- percent commission on a house and simply ignored it The majority of existing real estate brokers who examined the timeshare market determined that it would not be profitable, due to high marketing costs, and low commissions}. {Owners wishing to resell then had nowhere to turn Existing owners who wanted to sell were in a quandry Owners who needed to resell their timeshare had no recourse}. {There was no marketing system There was no system in place to market timeshare resales No system was put in place to resell timeshares}. {As a result, prices plummeted Consequently, resales prices took a nose dive The result was a large drop in the resale price of timeshares}. {People who had not really paid too much to the developer could now sell for only a fraction of what they had paid Timeshare resellers had to dump their property at a fraction of the original sales price Owners had to resell their property at a price that was less than half the original purchase price}. {If you brokerage which would get paid when the timeshare was sold At this point I was determined to provide a solution to the resale dilemma, so I set up an honest resale brokerage}. {Fortunately there were others around the country that thought the same way There were also many other people who had the same concept as myself}. {The resale business is now developing along these lines The timeshare resale business is now in full development There is now an incipient timeshare resale business afoot}. {As more honest brokers get into the resale business, they will become a group who will drive out the bad apples With the advent of more honest brokers, the dishonest ones will dissipate As more honest brokers crop up, the fraudulent sellers will go out of business}. {They may even get something like a Resale Multiple Listing Service together Eventually, a timeshare "Resale Multiple Listing Service" will be developed}. {There are already some signs of this on the Internet Currently, there are indications of these types of services on the web As we speak, there are timeshare exchanges already on the internet}. {My second prediction is that the honest brokers will drive out the dishonest My next prediction is that the unscrupulous brokers will be driven out of business Now, my next prognostication, is that dishonest brokers will eventually disappear}. {Years ago, condominiums were in about the same place as timeshares are today When condominiums first came into existence, they took a similar course that the timeshare industry is taking Condominiums used to have a similar place in the market that timeshare currently occupy}. {Eastern lenders wouldn't finance condos and many brokers wouldn't sell them A lot of lenders refused to finance condominiums and real estate brokers did not want to list them}. {After all, how could you sell or finance part of a building Their reasoning was that it was not practical to attempt to sell a portion of a building They did not believe it was viable to attempt to sell a small portion of a structure}? {Now the same argument is heard in relation to time in part of a building A similar line of reasoning is now applied to timeshare A thought process which is similar is not used in connection with timeshares}. {It too will pass and the time will come when it is completely normal These objections will be overcome, just as it was for condominiums These stumbling blocks will be overcome, as they were in the condominium market}. {Further, the price of resale timeshares, which is now at ridiculously low levels, will increase as they become more accepted In addition, timeshare resale prices will rebound from extremely low levels, as their acceptance grows}. {The gap between the pricing of new timeshares and used timeshares will narrow The price differential between new timeshares and resales will decrease The difference in price between the sale of new timeshares and resales will diminish}. {There are already cases where timeshares which were bought for investment have worked out well for the owners To date, there are many cases in which timeshares purchased for investment have yielded a profit Even now, some savvy timeshare investors have made a resale profit}. {Just don't buy that argument if you are currently looking at new timeshare product However, if you are considering a new timeshare purchase, don't count on a resale profit Nevertheless, if you are contemplating the purchase of a new timeshare, don't bet on a resale bonanza}. {Prediction #3: The future looks bright for resort timesharing My final prediction is that the future looks promising for timeshare resorts My last prognostication is that the future of timeshare properties looks bright}. {As time goes on and inflation continues ,which it always does, timeshares will become more valuable just as primary housing has proven to be in the long run With the passage of time, inflation will increase the cost of timeshares, similar to the conventional real estate market Over the long haul, inflation will cause the price of timeshares to increase, just as it has for other real property values}. {If you are not yet on board, you couldn't pick a better time If you haven't purchased a timeshare yet, it is an ideal time If you are not engaged in the timeshare market at this time, this may be your golden opportunity}. {If you already are, it might be a good time to consider adding to your vacation happiness If you already own a timeshare, this may be a great time to add to your holdings}. {Anyone joining in now will have a hard time
