Have your forgotten about your garage door or your garage door opener? Don't take it for granted, you will eventually be sorry. Doing garage door and opener maintenance now can save problems later.

According to a contemporary US study, 45% of property owners who have a garage use the garage door as the main point of entrance into their home. In addition, a separate review indicates that 71% make use of their garage door openers to go into their homes. That means that the successful operation of your garage door and its opener can be extremely important in your every day life.

All mechanical and electrical things eventually stop working. It's just a fact of life and there's no way around it. But if you can see your way to plan on something breaking ahead of time, then when it actually breaks, life will be easier.

Left to their own devices they can stress a garage door to the breaking point by pushing the remote or wall button during the movement of the door. Therefore it's best to keep remote controls away from children and do not let them have fun with the wall control panel.

Here are some important routine preventative upkeep tips.

Twice a year, you should disengage the automatic opener while the door is closed. This can be completed through pulling on the red rope or pull rope.

Then do a balance test. Once the door is disconnected from the opener check to see if it is correctly balanced. Open the door half way. It ought to stay there without you touching it. If this is not the situation, you might have a cable or spring malfunction. Call up a garage door company so that they can further establish your trouble.

Observe your garage door's rails and the chain or belt on your garage door opener. Check to see if the rails are parallel and that they are free from debris. See if there is any evidence of wear on your opener's drive belt. Belt replacement is easily and inexpensively done by garage door companies.

Lubricate all metallic parts twice a year with a proper metal lubricant. The same applies for weather seals. Make sure to apply a silicone based oil. This will add years of worry-free operation to your garage door.

Do a reversal test. Make certain that the reversal mechanisms of your garage door opener are working. Since 1996, all garage door openers are equipped with 2 safety systems. The primary one is a photocell system that will stop and reverse the movement of the door whenever a person or an object passes through the light beam. The second system will stop and reverse the door automatically if it senses any resistance while the door is closing.
