A town planner is the one who helps in the planning and development of any unused piece of land in order to make another neighborhood or helps redesigning an existing space. The town planner's design should keep in consideration of the general weather condition such as flood, extreme weather-heat or snow etc. Besides these, they even look after the council approvals. In order to make any changes in the design and planning the town planner with his expertise knowledge can change the plan or design at any point of time. Dealing with the councils and getting the applications approved is a big task. Here, the town planner plays a vital role, as they have access to privileged information. Getting an application or planning permit is an easy task for the town planner. As the planner directly or indirectly involved with the government authorities. They with their expertise knowledge and privileged information, draft all the application in such a way that none of the applications get rejected. They also give legal advices to the builders, regarding the designing and planning of the town. A town planner also looks after the subdivision of land. That is allotment of land, as to how much land is to be divided and for what purpose. After the subdivision he seals the plan by the local council and lodges the new title with the land titles office. In short the land is divided and separate legal titles are allotted for each of the new sections.
