A whole new area is taking shape into a cluster housing zone, next door to Faridabad and touching Noida Expressway. Investors and buyers have already booked units of the projects here right from the time when these were launched. Many of the project units have been been sold out completely, some are being launched and some others are available for resale even as the fresh bookings are also open. For buying a flat in a project where units are available for resale as well as for fresh booking, such as at SRS Royal Hills, you can always negotiate the prices on resale. There will definitely will be some base price below which the seller might not be willing to sell and there will definitely be some upper limit above which the buyer will not be willing to give.

It is always suggested that before negotiating resale prices, you shall conduct a market research on current fresh booking and resale prices of similar projects by equally reputed builders. This will give you some comparison points to handle the negotiations better. With this information, you can always test the waters of sellers willingness to reduce price to a good extent. However, once you start making comparisons, you shall be able to defend your point well. While the sellers would be showcasing the benefits of their units, you shall be prepared to weigh down these points by a mixed strategy of countering, ignoring or agreeing to these. Agreeing to bare truths of sellers also acts a point to blunt their negotiating edge.

Knowledge of similar units in other projects will also help you in keeping the doors open on alternative choices, in case there is no common price agreed upon. It shall always be remembered that in the resale market and in a cluster housing area, the sellers are always in a pressure to reduce prices if they are serious about divesting their investments. Buyers always have many choices on hand.

You shall also look at the fresh booking rates of the same flats in same project such as SRS Royal Hills Faridabad and the resale prices can always be negotiated to be lesser than these. For, if you have to buy at same prices in resale then fresh bookings are equally good options to go for. The attraction of resale is in the discounted prices. An insignificant reduction might not be of interest to buyers while too much of reduction will wean away the sellers. The right point will be reached through negotiation.

Though you always have the ultimate weapon of walking away from negotiations, it shall be used judiciously after being mentally prepared to dump the deal altogether but with a larger intent of pressurizing the seller to cut down the demanded price.
