There are situations when an agent may seem more capable than he or she is. Some agents will try and get your business by amplifying the price tag to a degree that may actually be unreasonable. This is a trick they will try to use on unsuspecting clients with little or no experience. This will only affect the home owner, not the agent. List the price in a range that will attract the attention of those looking to invest. In order to cover all of the bases that come into play in this type of endeavor; you need to hire the voice of experience. Do some comparison shopping through a few realtors to get a good idea of how much you ought to ask for your home.

Don't try to talk your agent into accepting a lesser commission than is standard in your marketplace. The standard commission will be spelled out in the listing agreement. Talk to other people and discover what the normal commission percentage is in your market place. Look at what the agent has written in the agreement, and compare the two figures. If you are comfortable with your agent, ask them what the average commission is and how it compares to what they put on the listing agreement. Give this some serious thought. If you offer them less money to sell your home, they will do less work to sell it. Think about it - if you were a real estate agent which home would you show - the one with a cut rate commission or the one with a commission comparable to the local market? It's simple street economics as well as human nature so do keep this in mind. Learn as much as you can about the real estate process if you want to avoid the worst mistakes a home seller can make. This become doubly important when you are working with a newer agent who doesn't yet have a lot of experience to fall back on.
