Buying a new home is one of the most important investments in a person’s life. There are several things that you need to factor in, to be able to zero in on a flat in Kolkata – which would be just right for your family, and would effectively prove to be an asset for the next generation too. To avoid mistakes while purchasing a home, you need to pay attention to the following points: 1. Price – Irrespective of whether you are buying a property in Central Kolkata or looking for a flat on Bypass, it always makes sense to start working with a definite budget figure in mind. Look for suitable accommodation options within that budget. Do not try to spend beyond your means. 2. Location – Even the most elegantly decorated and pre-furnished flat would be far from ideal, if it is located at a remote location in the city. You should ideally look for a good residential project in South Kolkata, which would be well-connected via different modes of public transportation. Metro station(s) should not be too far either. 3. Availability of home finance – Any posh residential project on EM Bypass or slightly interior parts of South Kolkata would have tie-ups with several leading banks and financial institutions, to provide home loans to prospective buyers at relatively easy terms. Don’t put too much pressure on your personal savings, and opt for a home financing scheme with favorable EMI options. Also, be on the lookout for the tax relief you might be liable to get on the loan repayment. 4. Size – Buying a new house is not like shopping for any day-to-day item – which you can change if you find it to be unsuitable. Depending on your family size, precise requirements, and probable increase in the number family-members in future, book a 2 BHK or 3 BHK flat in South Kolkata. What is the point of splurging on a condominium, if you are a small family of three? 5. Ownership – This is where the importance of the services of an experienced real estate agent comes to the fore. You should be able to prove your ownership of the flat in the residential project near Narendrapur or Garia you buy, beyond all reasonable doubt. Request the authorities to provide you a copy of all the relevant ownership documents. 6. Additional amenities – When you spend money on a flat at a centrally-located residential complex, you can justifiably expect at least some additional facilities. Search for all modern amenities with big complex on bypass, which would effectively bolster the overall returns of the investment you would make on the new home. The facility should have a garden, walkway, a swimming pool and proper car parking space - at the very least. 7. Confusions about common space – If you are indeed planning to purchase a 3 or 2 BHK flat on EM Bypass, this is something you need to be particularly careful about. On the documents, you will find the mention of ‘common space’ – the meaning of which is likely to appear rather vague to you. To avoid future confusions, find out from the association office, about the exact area that this space refers to. Chances of tiffs with your neighbors would go down! 8. The moving date – Do not fix a date for moving in to your new residential project near Kamalgachi too soon. Ask about the time-frame within which construction, painting and furnishing of the flats would be finished – and add a month or so to it, before actually shifting over there. The home should be in full readiness to welcome you! 9. Electricity, furnishing & water supply – You have looked around for additional complex facilities, so there is no question of glossing over the importance of checking the availability of the necessary in-flat features, right? Avoid flats that are not, at least to some extent, pre-furnished. The electricity and water supply should be uninterrupted at your new abode. For tackling emergency situations, generator facilities should be present. 10. The floor – While looking for a good residential project on bypass, you need to take a decision as to which floor you would like to live on? While the presence of reliable elevator services would make booking a top-floor flat hassle-free, if you have one or more elderly family-member, a second or third-storey flat would probably be a better option. Ground floor flats, however, can be problematic from the noise and air pollution point of view. 11. Greenery – Even the presence of all modern amenities with big complex in South Kolkata would not make for an ideal accommodation, if the flats are too stuffy and/or located in a congested area of the city. You can make enquiries at the local environment control department, about the general pollution levels at the place where you wish to purchase a new house. A view of the sky, nice soothing greens around you – that’s what you should be looking for. Find out whether you need to get into co-ownership agreements at the residential project where you would be buying a flat. Do factor in the extra expenses you will have to incur on a monthly basis, for maintenance purposes. Choose your new abode with care – and pave the way for a long, satisfying stay over there!
