If you are a person that likes the DIY type of workmanship and you have the time to do it you may be able to do a finished basement by yourself. Doing an entire finished basement with a half bath and a playroom that would usually work out to be 600 to 700 ft.² would take a professional crew about 350 man-hours. That would include building the outside walls and the inside partitions covering the I-beams with word and drywall plus drywalling the walls and partitions. That would also include the insulation the wiring to code the doors installed and all the moldings plus all the suspended ceiling to hide the pipes and stuff. The bathroom would have to be done also and that usually would include a toilet and a pedestal sink plus all the plumbing and a cabinet if you wanted it but the getting pretty expensive. And of course the ceramic tile floor for the basement bathroom is pretty much necessary due to the humidity. There also million little tiny things that have to be done but they would be in that 350 hours. I’ve done about 150 finish basements and we usually didn’t include the painting because most home owners wanted to do that themselves. If you do that, it would add more hours. So let’s say you did that, put all the carpeting and drywall and insulation in, without paying attention to any sort of pre-waterproofing inspection. Well I can tell you what always happens. Water leaks down the concrete wall where it usually never touches the wooden studs or even the insulation sometimes. It runs down that area and ends up on the concrete floor. Then the water seeps out from under the wall that has been installed over a semi-wide area. From there it leaks underneath the carpet and into the carpet pad. Here are the consequences of that. People don’t notice when this happens because the pad is so thick and the carpet is so thick that it is difficult to detect unless you have no shoes on. Plus most people walk down the center of the floor and not around the edge. The usual average time that people allow this to go on I would estimate at about four years. In four years the carpet pad would be completely moldy and the bottom stud in the wall is probably rotten moldy and the drywall on the back is all black mold. Of course the base molding is starting to turn dark at this point also. That seems to be when people notice this. Not until the base molding gets dark. A lot of this basement leaking can be prevented by a few different things that a professional waterproofer can point out. I get a few calls from people that want me to do this sort of inspection, but for the most part people call me after there is quite a bit of damage. I would say around 60% of our work is done in basements that are already finished. That does require removing drywall and insulation and two by fours and wiring and cabinets and moldings and paint and just about everything it takes.
