Select a shortlist of estate agents. Ask family, friends and neighbours – there is nothing better than a personal recommendation. Use this as a means to get started in the manner to how you go about your overall choice of estate agent you hire for the job of selling your home. For most properties, it is best to stay local – local agents know the area, and can be close to meet prospective buyers. They will also have to hand the best understanding of local prices as well as other key elements in this area. This will also means they will be able to sell key USP’s in to the overall sale of the property itself. Take a stroll down your local high street and have a look in the estate agents' windows. Use this too as another means to be able to choose an agent worthy of being able to sell your property and compare in this manner their terms and conditions. Picking the right estate agent to market your home can make a difference in no end of ways and this can also make this so much more of a pleasant, simple and effective overall process for the end user. The other way is to find an agent with local market knowledge even if they may not be in the local town as they may be able to upsell your property. Create a shortlist of local estate agents with Rightmove's 'Find an Estate Agent' facility, call them and from this get a feel as to what they may be able to offer you as a seller. Use this and use it to the best of its overall ability as a means to be able to compare the T's and C's of the different agents and how they sell for their vendors. Have a look at their fees and everything else as to the processes to which they work for their clients. Also look in your local area at the "for sale" and "sold" signs; it's a useful indicator as a means to get a good feel as to how well agents are performing and how well the market is doing. Remember, you have to be realistic in terms of how you go about the greater overall property sales process and how and what to expect to sell your property for.
