So you want to sell your property in Spain and knowing it's a depressed market what is the best way to sell your property? Do you list it with every Spanish real estate agent on the planet, cherry pick a few key agents who you think might sell your property or give it exclusively to one agent? Unfortunately the answer isn't that simple and bit more complex as it will very much depend on your property and own circumstances. First things first its best to understand the market and what your options are. Firstly you need to know the profile of the type of property buyer who is going to buy your property. For example is your property for sale in Guadalmina in a very Spanish area? If it is its more likely that a Spanish family is going to buy your property and in this instance you should be listing your property with the best local Spanish agents. Alternatively you may have an exclusive property in an exclusive location and in this instance it's much more likely that an International buyer will buy your property so here you will want the best agents who can bring international buyers to your property. Then you need to look at three different options at your disposal. The first would be to list your property with as many agents as practically possible to get the most amounts of viewings which make a lot of sense and the only downside is remembering who you have listed your property with and controlling the viewings. The second would be to cherry pick a few agents that you think could best bring you property buyers with the downside to this being that you could miss the out on an agent who could sell your property. The third option is to pick an agent to give the property to on an exclusive listing basis but one that offers a marketing facility and offers your property to all the agents available. The two downsides to this is that it will obviously cost you a little more to sell your property but the major drawback is to know whether the company you use has the relationships with all the agents to actually deliver on bringing you enough buyers so that you can find a buyer for your property. So as to what option is write for you this really depends on your own circumstances but if you want your property sold as quickly as possible and don't have time to wait then you are far more likely to sell you property using an exclusive agent that markets to all the other agents as well as its own sales activities. You then have to make sure you get the right one and to this end it's up to you to do your homework and I would suggest you ask the agent how they intend to market your property and what exposure it will get. For example what advertising will they be doing, is there company easily found on the website and how many clients do they have visiting a month directly and through other agents. When you have this information it is much easier for you to make an informed decision. Selling your villas for sale in San Pedro isn't easy in this market and deciding on how to go about selling your property and who to appoint is not an easy decision and I just hope this article helps you a little bit in making the right decision.
