One of the first things you learn about real estate, when buying a property is the phrase "location, location, location". It is considered to be the most important rule you should follow when buying a property. There are many reasons for this, one of which is that when it is time to resell the home, the better the location, the bigger the demand for the home and the quicker you can sell it. It just makes life that much easier when you want to get rid of it.

If the location of the house is so important, then why do people buy homes in bad locations? Well sometimes a neighborhood can change over years from good to bad. Also, the homes in the better locations are more expensive and first time buyers often think they will start with something more affordable. There are also a few owners that just didn't know any better when they bought their home. They were so happy to finally have a house; they didn't do their homework and think in a longer time horizon.

What Do I Do Now?

You may feel as though you are the owner of a dud, but the truth is that any home can be sold. The home you're trying to sell was purchased by yourself, right? Be assured that you are not unique and other people will want to buy your property also. People move in and out of homes all the time. A house that seems like a dud to you may be perfect for another family and their current stage in life.

Assess the Location

Why is it a bad location? Some things can be fixed. If it is a matter of appearance, give the house a new coat of paint. Clean up the yard and the surrounding areas around the house. Repair any obvious defects like a broken window or a railing. Try to make your home as presentable as possible. It still may seem cruddy to yourself, but beauty is in the eye of the beholder and you don't know where the buyer is coming from.

Set a Realistic Price

It may not be what you want to hear, but the truth is that if it isn't selling the biggest reason may be the price and not the neighborhood. Remember that the area will influence the price. It may come to a matter of having to suck it up and moving on. However, if you don't sell it you will be stuck in a situation that is preventing you from moving forward.

Work with Someone that Specialises with the Right Clientele

You may be faced with selling to a lower income group. This may involve dealing with new immigrant families. Find a realtor that specialises with certain groups. If there is an interest in your area by certain groups, then make sure that your realtor speaks their language. This will make a huge impact. Having someone to act as a community representative will ensure to make their transition feel welcome.
