If you handle any type of property that gets rented out frequently, then you are away of some of the changes that need to be made on a regular basis in a condo, apartment, townhouse or rental home. Walls need regular painting, electric outlets need to be changed, fixtures and appliances need to be check and so on. Another item that must often be worked with is the flooring involved. Most rental properties seem to go with carpeting, and choosing the type of carpeting is an important home improvement tip for landlords. While the price of new carpeting is always a factor when considering a dwelling that is rented, it is not the main concern. You do not want to buy cheap carpeting only to have to replace after a short amount of time because it has worn out and held up to use. Choosing something that will last a while may be a better investment in the long run for you. If you try to keep all the properties in neutral colors, you will want to take this into consideration when choosing the rugs to purchase. Neutral colors tend to stay more in fashion no matter what the latest interior decorating trends seem to go with. It is a safe standard that can be used for many years in the future. While you may not want the cheapest quality available, you more than likely do not want the highest quality either. Try to choose a strength and quality that will hold up to regular use, but keep in mind the typical length of your tenant agreements and how long they usually stay. You do not want to spend a lot of money on something that is going to be stained or worn in a short amount of time so you have to replace it again right away. Another thing to remember is that you as the landlord are not living here. This home is an investment property, not your primary residence. This may affect your view on the home improvements done, like carpeting. Choosing to spend a lot of money on something you will not be using may not be the wisest investment. Nylon carpeting tends to last longer and needs to be replaced less, but it can be expensive. Polyester is also long lasting and often holds stain resistant qualities, a plus in rentals. A loop pile carpet is generally longer lasting than a cut pile, which tends to be softer and fluffier. You may want to use different types in different areas. High traffic places like staircases and hallways may get a longer lasting type of carpet. Areas like the bedrooms or dining room may get a plusher look and feel. There are many things to consider when deciding what type of carpeting should a landlord choose. It can be a vital piece of home improvement that leads to a quicker rental of your property.
