You’re ready to buy a home. You know what you can afford. You have figured out what your ideal mortgage payment is going to be. Now you have to decide between working with a realtor and looking at pre-owned homes or working with a builder on new homes. A new home is advantageous simply because it’s just that – new. There are a few reasons it’s better. #1 – Cost Many people don’t look at new homes because there is a stigma out there where people believe they are more expensive than pre-owned homes. In some instances, this is just the opposite. New home prices are set by builders. They are not attached to the homes – they simply set the price based upon market. Pre-owned home prices are set by owners. They are attached to the homes – and many believe their homes are worth much more than they are because it’s “theirs.” A variety of home builders have price incentives to get you into the door. When you purchase new homes, the builder may be the one paying some or all of the closing costs – which can save you a lot of money. #2 – Location If you shop pre-owned homes, you are limited on location. You may find a home in a community that you like, but you may not like the property where the house resides. The pickier you get (gated community, cul-de-sac, etc.) the harder it is to find what you want. With new homes, you choose a community that a builder is working in. You can then select your home site from what is available. #3 – Options With pre-owned homes, you are limited because the previous owners have selected everything for you. If you want to change something, you are going to have to pay out of pocket to change it. With new homes, you get to make all of the selections. Some of the things you will get to pick out include the carpets, the cabinets and the counter tops. Some builders will also allow you to choose paint color, floor plans and much more. #4 – Issues When you look into new homes, you don’t have the long list of issues that you could potentially have with a pre-owned home. Even if you have a home inspection, there may still be surprises 6 months or a year down the road that you didn’t expect – and that you certainly didn’t budget for. Some of the unexpected (and unwanted) surprises may be in the form of: - Septic problems
- Bad roof
- Broken A/C
- Plumbing problems
Whether you have issues in the first few years or not, there are going to be things that have taken place within the house that you don’t know about. With new homes, you are the original owner so you know about the entire history of the home when you move in. New homes are better than pre-owned homes for a variety of reasons, as you can see.
