In the present conditions of the real estate market where the supply outnumbers the demand, one can generally sell his house faster by reducing the asking price. However, there are other ways to finally put your house out of the market without compromising the price. Read on for a couple of tips on attracting potential customers and getting the best price possible.

The first thing that you need to do is to completely disassociate yourself from your home. You need to convince yourself that it is not your home anymore but a mere product that needs to be sold. Let go of all your emotions and accept the fact that in a matter of days, weeks or months, you can no longer call it your own. Don't look back but instead look at what the future holds for you upon selling your home at a very good price.

The next step is to stage your house. It involves cleaning, depersonalizing, decluttering and rearranging the furnishings that allow your house to look as appealing as possible. You need to start depersonalizing. Bring down your personal photographs, family heirlooms and other things that might distract buyers. What you want them to do is to visualize the house with their own photos hanging on the walls - something they cannot do if yours are there. Take down old window coverings, chandeliers, built-in appliances and fixtures and have them replaced, if necessary.

Scrutinize the entire house and make some minor repairs. Look at what your house looks like from the outside. Your home should make a good first and lasting impression. But if a buyer doesn't like what she sees from your home's exterior, it is more likely that she won't even set foot on your doorstep. Improve your curb appeal by keeping the sidewalks cleared, the lawn mowed and bushes trimmed. You should also consider planting some yellow flowers. Some say that yellow entices people to buy things. Who knows - yellow might just be your lucky color.

From the outside, go inside the house and check if there is anything that needs to be repaired or replaced. You might want to replace cracked counter tiles or floor, patch holes in the walls and fix any leaking faucet. You should also consider repainting the walls with neutral colors. If the orange room is your favorite part of the house, it doesn't mean that other people will be thrilled about it, too.

After the home staging process is complete, conduct an open house. Give potential buyers a tour of the house and give them as much as a two-hour window to see and feel your home. You can also send out personal invitations and hire extra staff to make your guests feel more special and hopefully more inclined to strike a deal with you.

Even if you have a real estate agent, it is always a good idea to let other people know that you're selling your house. Who knows - you might have a neighbor who is secretly eyeing your house and would jump at the first chance to make it their own.
